SKF USA (a division of SKF AB, Sweden)
is consolidating headquarters and support operations to a new facility on
Forty Foot Road in Towamencin, Pennsylvania.
Since 1998, SKF USA has been headquartered a very short distance away, in Kulpsville.
Prior to that, it was in King of Prussia. SKF has signed a 15-year lease on the
Towamencin property.
The property includes a new, state-of-the-art 85,000 square foot 3-story office building.
An atrium connects it to an extensively remodeled single-story 35,000 square foot
warehouse and multi-purpose facility at the rear. That existing building, much of which was
torn down in the renovation process, had been home to Penn Reels which closed down in 2003.

Another 6,000 square feet of construction has been pre-approved but not yet built, which would square
off the slightly L-shaped former Penn Reels building.
Towamencin not only absorbs the Kulpsville corporate staff, but also consolidates other
SKF USA Industrial, Service and Logistics operations from nearby Allentown and Norristown.
Over 400 people will populate the facility.
SKF specified that the entire facility be built out "green." The developer said they
expect the site to achieve a platinum
LEED
(Leadership in Energy and Environmental Design)
rating, the highest level awarded by the U.S. Green Building Council.
Included in the facility's LEED certification is a $750,000 geothermal system for heating and
cooling, employing 112 bore holes, each 500 feet deep. It also uses a high reflectivity roof,
energy efficient lighting, small zone heating and air conditioning control, along with locally-sourced
materials, FSC certified wood products, low VOC materials, and recycled furnishings where possible.
The building's water conservation system uses special fixtures throughout, and even waterless
urinals. Green techniques reportedly reduced the construction site waste stream by 82%.
SKF is the first bearing manufacturer to achieve global ISO 14001 certification.
